Fleethams House, Darlington enters next phase

Feethams House, Darlington

Feethams House, Darlington

Darlington Borough Council are, in conjunction with Tees Valley Combined Authority and the European Regional Development Fund, developing a new Grade A office building at the heart of the town centre.

The £8.5 million scheme is the next phase of development at Feethams and follows the Council’s successful delivery of the Feethams leisure complex, Department of Education (DfE) building and Business Central in Darlington.

The 30,000 sq ft 5 storey-high building is scheduled for completion in early 2020. Feethams House is located on the site of the old Beaumont Street car park, a five minute walk from Darlington train station which provides access to the East Coast mainline and direct connections to London.

The completed building has potential to bring around 300 new jobs to the town’s economy with the scheme targeting inward investment from corporate occupiers and ‘grow on’ space for SME’s. The town’s Business Central scheme opened in 2016 and is 90% full demonstrating demand for high quality space in Darlington.

Feethams House represents an opportunity for SMEs to occupy Grade A office space in the heart of Darlington town centre – proximity of amenities and transport links will help to attract and retain good quality staff and will help to bolster the profile of the businesses occupying space there.

Road upgrades are also taking place on the outskirts of the town – with a total of £7.27 million funding committed via Tees Valley Combined Authority for improvements close to Morton Park and Darlington Retail Park. Darlington Council are committed to investing in infrastructure and economic growth for the town.

The scheme is being marketed by Connect Property North East, together with Cushman & Wakefield, combining to deliver local, national and global market coverage. Work has already begun in seeking potential occupiers for the building.

Ian Williams, Director of Economic Growth & Neighbourhood Services commented Feethams House is an important part of our vison for Darlington, cementing its position as a key business destination within the Tees Valley. We are very proud of what we have achieved in recent years and this gives us a further platform for economic growth in the Borough enhancing the vitality and diversity of the Town Centre.”

Tees Valley Mayor Ben Houchen said: “This Grade-A office space will be a huge draw for professional services firms that are currently looking at Leeds or Newcastle for their base…In funding this development, we’re helping to create a quality workspace that is just a stone’s throw away from the East Coast Main Line, building on Darlington’s excellent transport links. It will signal to firms across the UK that the Tees Valley is open for business.”

The masterplan for the site provides capacity for a further phase of equal scale, and the development is seen as a key driver in supporting the local economy, further increasing the vitality of the historic town centre. Darlington Borough Council are committed to delivering economic growth for the borough and Feethams House will provide premium quality office space in the town centre, attracting businesses and increasing footfall and trade within the town.
